Frequently asked questions - FAQs

What is an EICR, and why should my Bolton business have one?

An Electrical Installation Condition Report (EICR), commonly referred to as fixed-wire testing, assesses the condition and safety of a property's fixed electrical installation. It can identify deterioration, damage and defects that may require attention. Although there is no specific law requiring every commercial property to have an EICR every five years, businesses have duties under the Electricity at Work Regulations 1989 to maintain electrical systems so far as necessary to prevent danger. Periodic inspection and testing provides an effective way of assessing the condition of the installation.

What happens if an EICR at my Bolton premises is unsatisfactory?

Under BS 7671:2018+A4:2026, an EICR is assessed as unsatisfactory where C1 or C2 observations are recorded. C1 means Danger Present and requires immediate remedial action, while C2 means Potentially Dangerous and requires urgent remedial action. The responsible person should arrange appropriate remedial work and retain the resulting electrical documentation with the original EICR. C3 or FI observations do not, by themselves, make the EICR unsatisfactory.

Can commercial electrical testing in Bolton be carried out outside normal working hours?

Yes. Where safe access and isolation arrangements allow, commercial EICR testing can be scheduled during evenings, nights or weekends. This can be particularly useful for warehouses, factories and businesses around Bolton where isolating circuits during normal operating hours would cause disruption. We agree access, shutdown requirements and operational limitations before testing begins.

Who is responsible for electrical safety in a Bolton commercial property?

Responsibility depends on who has control of the electrical installation and premises. Employers and other dutyholders have responsibilities under the Electricity at Work Regulations 1989 to ensure electrical systems are maintained so far as necessary to prevent danger. In leased or managed commercial properties, practical responsibilities may also be divided between the landlord, tenant and managing agent.

Why can industrial premises require more frequent electrical attention?

Factories, workshops and warehouses can expose electrical installations to vibration, dust, heat, moisture, mechanical damage and prolonged operating hours. These conditions can affect how quickly equipment deteriorates. Inspection and maintenance intervals should therefore take account of the installation, environment, usage and previous inspection findings rather than relying on the same timetable for every commercial building.
