What is a limitation on a commercial EICR?

A limitation records part of the installation or testing that could not reasonably be inspected or completed within the agreed scope. In an occupied commercial building, for example, operational requirements may prevent isolation of a particular circuit. Relevant limitations should be clearly recorded so the person receiving the EICR understands the extent of the inspection.

What does an FI code mean on an EICR?

FI means Further Investigation. Under BS 7671:2018+A4:2026, FI is used where the inspector considers that further investigation is advisable because sufficient information has not been established about a particular matter. An FI observation does not, by itself, make the EICR unsatisfactory. Further investigation should be arranged where recommended so the matter can be properly assessed.
